The common assumption is that fascias and soffits are a cosmetic job, a tidy plastic cover over tired paintwork. Once you are up there with the boards off, it is a water and air job: the fascia carries the gutter, the soffit feeds the loft, and almost every rotten board we remove was wet from behind.
The Short Version
- Fascia, soffit, cladding, bargeboards and guttering are fitted as one system, not separate items.
- Rotten rafter feet are cut out and spliced, not boarded over and hidden.
- Soffit vents and an eaves carrier tray are specified to BS 5250 so the roof void stays dry.
- Capping over existing timber is only quoted where the timber is genuinely sound.
- Solid uPVC and powder-coated aluminium with seamless gutter runs, chosen for the exposure of the elevation.
- Free survey, fixed price in writing, our own roofers, waste taken away.

Fascias, Soffits & Cladding Services
Pull an old fascia board off a Woking semi and you usually find the same thing: a rafter foot that has gone soft at the tip, a bit of felt that stops short of the gutter, and a nailed-on board doing more structural work than anyone intended. The gutter brackets were screwed into that board. So was the last owner's satellite bracket. That is the real starting point for roofline work, not the colour of the plastic.
Wey Valley Roofing strips the old boards back, cuts out any timber that has failed, and fixes new fascia to sound rafter ends. Soffits are supported properly rather than propped. Cladding sits over a batten line so it can breathe. It is slower than capping over the top and it lasts longer.
What the roofline actually does
The fascia closes the rafter ends and carries the guttering. The soffit bridges the gap back to the wall and, with a vent, feeds air into the roof void. Bargeboards do the same job at a gable verge. Cladding covers a vertical face, often a dormer cheek or a gable apex, where render or timber has given up.
Homes we work on around Woking
Interwar semis with deep eaves, 1960s and 1970s estates with long shallow overhangs, and Victorian terraces where the eaves detail is tight and the guttering runs behind a decorative bracket. Larger detached houses in the villages often have gable cladding and dormers on top of the standard eaves run. Each has its own access problem and its own timber size, and the survey settles both before a price is written.
Commercial and outbuilding work
Garages, workshops, small units and flat-roofed extensions all have roofline too, usually neglected because nobody sees it from the road. Profiled sheet cladding on a unit is a different job to a domestic fascia, and it is set out to BS 5427 for fixings and laps. We do both.

Ventilation and Rot Prevention
Almost every rotten fascia we take down was wet from behind, not from in front. Water came off the tile edge, missed the gutter, tracked along the underlay and sat in the corner where the felt turned up instead of into the gutter. Sealing that with a new plastic board and no eaves carrier just hides it for six years.
Why soffit vents matter
A cold roof needs air moving at the eaves and out at the ridge. Block the soffit and the loft gets damp, the underlay sweats, and the rafter feet stay wet through the winter. Continuous vent strip or individual round vents are specified to suit the void, following BS 5250 for ventilation and condensation. On a converted or shallow-pitch roof we look at over-fascia venting instead, because there is nowhere else for the air to go.
Eaves protection and felt support
An eaves carrier tray, sometimes called a felt support, takes the old underlay over the fascia and drops the water into the gutter. It is a cheap component and the single most common thing missing on a failed roofline. Where the underlay has torn back too far to reach, we lift the first course of tiles and dress in a new strip.
Dealing with rotten timber honestly
Some rafter feet can be scarfed and packed. Some need a full splice. If the wall plate is wet, that is a bigger conversation, and we will say so on the day rather than board over it. Rot found is rot shown and priced.

Guttering, Bargeboards and Downpipes for Woking Homes
Half-round 112mm gutter on a big south-facing roof slope is a common find, and in a hard August downpour it simply overflows at the joints. Sizing is not a guess: BS EN 12056 relates roof area and pitch to gutter capacity and outlet position. Deep-flow or squareline profile, or a second downpipe, often fixes a leak that three tubes of sealant never would.
Gutter runs, outlets and falls
New gutter is set to a consistent fall towards the outlet, brackets at proper centres so it does not sag between them and hold water. Downpipes go into a back-inlet gully or a rainwater shoe, not just near it. On seamless aluminium we form the run on site, so a thirty foot elevation has no joints to fail.
Bargeboards and verge details
The gable verge is where wind gets under things. New bargeboards are fixed back to the barge rafter or ladder frame, with a dry verge or a bedded and pointed detail above, fixed to BS 5534 for wind uplift. A flapping bargeboard on a gable is almost always a fixing problem, not a board problem.
Where roofline meets metalwork
Abutments, dormer cheeks and box gutters sit right where the roofline ends, and lead is often the correct material there. If you need fascias, soffits & cladding in Woking or lead work & flashing in Woking, we cover the whole area, and it is frequently the same visit.

Fascia Capping and Overcladding in Woking
Capping means screwing a thin uPVC cover board over the existing timber fascia and slotting new soffit under. Done on dry, sound timber with the gutter removed and vents cut in, it is a legitimate job. Done over wet timber with the old gutter left hanging on it, it traps the damp and the board pushes off within a few years.
When capping is the right call
Well-kept 1990s timber, painted regularly, still solid to a screwdriver point: cap it and keep the cost down. We check the rafter feet from inside the loft and probe the fascia in several places first. If you need fascias, soffits & cladding in Woking or pitched roofing in Woking, we cover the whole area, and the survey often tells you which one you actually need.
When full replacement is cheaper in the end
If the board is soft, if the gutter line has dropped, or if there is no eaves carrier at all, stripping back is the honest answer. You get to see the rafter ends, you get a proper vent path, and the new gutter is fixed to new timber. Capping over that is money spent twice.
Overcladding gables and dormers
Shiplap or open-V cladding over a gable apex or a dormer cheek needs a batten cavity behind it and a breather membrane, so any driven rain runs out at the bottom instead of soaking the sheathing. We finish with matched trims rather than mastic.

Installation Process and Site Survey
Most roofline quotes are written from the pavement. You cannot see a split rafter foot or a missing eaves tray from down there. Scott looks from the loft hatch as well as from height, and uses a drone view where a scaffold-free look at a high gable helps.
The survey
Free, no obligation, and it takes as long as it takes. We measure each elevation, note access, check the loft for daylight and damp staining, and identify the existing gutter profile so the new run matches or is deliberately upsized. Then the price goes in writing as a fixed figure.
Access around Woking properties
Narrow side returns, conservatories under the eaves, mature trees against the gable and shared drives all change the method. Some elevations are a tower job, some need a scaffold, and on a three storey gable we say so up front rather than adding it later. If you are searching for a roofline company close to home in Woking, our own roofers are working across the town and the surrounding villages most weeks, so a survey is rarely far off.
On the job
Old boards, gutter and waste come off site with us. Work is done by our own team, not subcontracted. Site is swept and the guarantee is handed over in writing before we leave. Twenty-five years, on paper, on the day.

uPVC and Aluminium Materials
uPVC roofline is not all the same. A cheap 9mm hollow soffit flexes when you push it and greys off on a south elevation. An 18mm or 25mm solid fascia takes a gutter bracket screw properly and holds its line across a long run. That difference costs a little more and is the one worth paying for.
uPVC: solid boards, foils and trims
Woodgrain foils, black, anthracite and rosewood all hold up well now, though a dark foil on a hot elevation moves more, so expansion gaps and correct trim matter. Fixings are colour-matched stainless polytop nails or screws into sound timber. No warping, no repainting, a wash down twice a year and that is the maintenance.
Aluminium fascia and seamless gutter
Powder-coated aluminium fascia is the choice on long, exposed runs and on properties where a rigid line matters. Paired with seamless aluminium guttering, formed on site to the length of the elevation, there are no gutter joints across the front of the house. It costs more than uPVC and it will still be there in thirty years.
Cladding options
Shiplap and open-V uPVC for dormers and gables, box profile or metal tile sheet where a garage or outbuilding wants a harder finish. Choice follows exposure, not fashion.

Replacement for Damaged Roofline Boards
The tell-tale signs are consistent: green staining down the render under a gutter joint, a soffit that has dropped away from the wall, moss growing out of a fascia joint, and paint blistering along the bottom edge of a bargeboard. By the time paint blisters, the timber behind it is already wet.
Partial repairs where they make sense
One rotten bargeboard on a gable does not require the whole house doing. We replace the failed elevation, match the profile and colour as closely as the range allows, and leave the rest. If a small repair will do the job, that is what we quote.
Full roofline replacement
A whole-house strip and replace usually runs two to four days on a standard semi or detached, depending on access and how much timber needs cutting out. Fascia, soffit, vents, eaves carrier, gutter and downpipes go on as one system, which is the only way the water path actually works end to end.
What you are left with
A closed, vented eaves line, gutter that drains where it should, and a written guarantee that covers the work for twenty-five years. Scott has been on Surrey roofs for more than thirty-six years and answers the phone himself, day, night or weekend. Call it once, done properly.
