Right now it's buckets in the loft, a stain spreading across the back bedroom ceiling and a tile in the flowerbed after every gust. After a replacement it's a dry, quiet roof you stop thinking about for decades.

Full Roof Replacement
A full replacement means the old covering comes off, the structure gets looked at properly, and the new roof goes on from the battens up. We've done this on Victorian terraces off Maybury Road, on 1930s semis around Horsell, and on the big post-war detached houses out towards Hook Heath. It's the same job in principle, but the detail changes with the building, and that's where the survey earns its keep.
On older Woking stock we expect to find tired felt, undersized battens and nails that have rusted through. On newer estate housing around Goldsworth Park it's usually the mortar bedding and the ridge that have gone. Either way we don't guess. We strip a section, look at the timber, and tell you what's actually there before anyone commits to a price.
Fixings are set out to BS 5534 for wind uplift, and ventilation is worked out under BS 5250 so the new roof doesn't sweat in the loft. If Approved Document L's 25% rule applies because of the area being replaced, we tell you at quote stage. Nobody likes finding that out halfway through.

Materials and Finishes in Woking
Most Woking roofs we replace end up in plain clay or concrete interlocking tiles, sometimes natural slate where the original was slate and the street reads better for it. Around the older parts of Old Woking and near St Peter's you'll see handmade clay that we'll match as closely as sensible. We'll say plainly if a match isn't achievable rather than promise it and disappoint you.
- Clay and concrete tiles for the bulk of pitched work, plain or interlocking
- Natural and fibre cement slate where the property and the pitch suit it
- Lead work and flashing to Lead Sheet Association guidance at abutments, valleys and chimneys
- Dry ridge and dry verge instead of mortar that cracks and drops in five years
- Breathable membrane, new battens, new fixings as standard, not as extras
Guttering usually comes off with the covering, so it makes sense to size it properly while it's down. We work to BS EN 12056 on rainwater, and seamless aluminium is an option if you're tired of joints weeping.

Roof Types and Systems
Does a new roof mean the whole property in one go? Not always, because on a house with a main pitch, a rear addition and a garage, those are three separate decisions with three separate lifespans. Our new roof replacement services cover the pitched main roof, the flat sections over extensions and bays, and garage roofs, and we're happy to phase them if that's what the budget wants.
Flat areas go in EPDM rubber, GRP fibreglass, or torch-on felt, detailed to BS 6229 with falls that actually shed water. Warm-roof upgrades are worth discussing when the deck is coming off anyway. Garage roofs sometimes turn out to be asbestos cement, and where that's the case we assess it and advise the safe compliant route under the Control of Asbestos Regulations 2012, rather than touching it ourselves.
Metal is an option too, standing seam zinc or aluminium, box profile, or metal tile sheet on outbuildings and modern extensions. Profiled sheet work follows the code of practice published by BSI. And if a repair will genuinely see you right for another decade, we'll tell you that instead of selling you a roof.

Emergency Roof Replacement
Storms don't wait for office hours. If tiles have come off and water's coming in, ring and a real person answers, day, night or weekend. Emergencies go to the front of the queue, and Scott usually picks up himself.
The first visit is about stopping the water: temporary cover, a sheet dressed in properly, a look at what's failed. Then we talk about whether it's a repair or the point at which the roof has told you it's finished. You'll get a fixed price in writing either way, and the 25-year written workmanship guarantee is handed over before we leave.
Scott has spent more than 36 years on Surrey roofs and the work is done by our own roofers, not strangers sent along for the day. Site gets left tidy, skips off the road when they should be, and neighbours in tight Woking streets kept in the picture. That's how we'd want it done to our own house.
