Most people think a tired roofline is a paint problem. Lift the gutter on a Cranleigh house and it is usually a water problem, with soft timber hiding behind the paint. That changes the job. Our fascias, soffits & cladding work starts with what the boards are fixed to, so it is done once.

Fascias, Soffits & Cladding Services
A roofline looks like one strip of white board. It is really three or four parts, each doing a different job, and each failing in its own way.
Fascia boards
The fascia is fixed across the rafter ends. It carries the gutter brackets and, on most pitched roofs, holds the underlay and the bottom course of tiles at the right angle. When it softens, the gutter drops and the tiles follow.
Soffits
The soffit closes the underside of the eaves. It keeps birds and wasps out of the roof space and, fitted with vents, lets air in. Solid boards across a roof that needs to breathe cause trouble later.
Cladding
Cladding covers the upright faces: dormer cheeks, gable panels, the boarded section under a bay window. We fit uPVC shiplap and tongue and groove profiles over battens, so the wall behind stays dry and the boards have room to move.
All of it is done by our own roofers. The survey, the fixed price in writing and the 25-year guarantee, in writing, come with the job. None of them are extras.

Replacement for Damaged Roofline Boards in Cranleigh
Painted timber fascias in Cranleigh usually fail from the back. The front gets a fresh coat every few years. The back, sitting against the rafter ends and the gutter, stays wet and never sees a brush.
Rot behind the paint
A screwdriver tells you more than the paint does. If the blade sinks in near a gutter joint or a downpipe outlet, the timber has gone, and the rafter feet behind it are often soft too. We check those before quoting, because new fascias and soffits on rotten rafter ends will not stay straight.
Sagging gutters and split soffits
A gutter that dips between brackets, or a soffit board bowed open at the joint, is usually the first sign anyone notices. Both point back to the board they hang from. We replace that board, then refit the gutter to a proper fall.
Joins where an extension meets the old roof
Where an extension has been added, the new roofline rarely lines up with the old one. We run new boards through so the eaves read as one line and the joint stops letting water in.
If you are looking for a roofer close to home in Cranleigh, our own team covers the town and the villages around it, and there is no charge for the survey.

Fascia Capping and Overcladding
Capping is a thin uPVC board pushed over the existing timber fascia and fixed through it. On dry timber it works.
On soft timber it is a mistake. The rot carries on underneath, out of sight, until the gutter pulls away. So we test the old boards first and tell you plainly which you have. If capping will do the job, we say so and price it that way. If it will not, we show you why.
Overcladding a gable or a dormer follows the same rule: battens and new cladding go onto a sound face, never over a damp one.
The same team that works here also fits soffits and fascias in Guildford, so nothing changes from one town to the next. And if a storm rips a board loose overnight, the number that books your fascias, soffits & cladding in Cranleigh also reaches an emergency roofer in Cranleigh. A real person answers.

Ventilation and Rot Prevention
Most rot in a roofline starts with air that cannot move. Damp air rises out of the house into the loft, meets cold timber at the eaves and condenses. Blocked eaves keep it there.
We work to BS 5250 for ventilation and condensation. In practice that means vented soffits or an over-fascia vent where the roof needs one, and eaves trays so water running off the underlay lands in the gutter, not on the fascia.
Water from above matters as much as damp from below. A fascia rots fastest behind a leaking gutter joint, which is why a gutter repair in Cranleigh often belongs in the same visit. Fix the cause, not the board.

Guttering, Bargeboards and Downpipes
Bargeboards run up the gable edge and take the weather side on. They are often the most neglected boards on a house. We replace them in uPVC to match the new fascias, with the verge made good where the tiles meet them.
Gutters come down for the fascia work and go back up on new brackets. Where the old run was too small for the roof it drains, we size the replacement to BS EN 12056 rather than refitting the same mistake. Downpipes are checked, cleared and reconnected so the water leaves the wall where it should.
You call, and a real person answers, day, night or weekend. We survey properly, with a drone view where it helps, and you get a fixed price in writing, with no obligation and no charge for the quote. Our own roofers do the work, the site is left tidy, and the 25-year guarantee is in your hand, in writing, before we leave.
One visit. Done once, done properly.
