Flaking white boards under the gutter, a soffit gone soft at one corner, and a green stain running down the wall every winter. On a lot of Ash and Ash Vale houses the roofline was painted timber to start with, then capped in plastic by someone in a hurry, and the wet timber is still sitting behind it.
In Short
- Full fascia and soffit replacement, with the rafter feet checked before anything new is fitted.
- uPVC and powder-coated aluminium systems, plus shiplap cladding for gables, porches and dormer cheeks.
- Guttering and downpipes sized to BS EN 12056 rather than copied from what was already there.
- Vented soffits and over-fascia vents to BS 5250, so a new roofline does not create a damp loft.
- Free survey, drone view where access is awkward, and an honest fixed price in writing.
- Old boards and gutter removed and taken away, site left tidy.
Wey Valley Roofing is family-run, the founder Scott has spent more than 36 years on Surrey roofs and still answers the phone himself, and every job carries a 25-year written workmanship guarantee, whether that is a full roofline or lead work & flashing in Ash & Ash Vale.

Fascias, Soffits & Cladding Services
The awkward part of roofline work is what nobody sees until the boards come off. Rotten rafter feet. Wet insulation. Old boards nailed straight over older, wetter ones. That is the point where a job either gets done properly or gets covered up, and covering up is how a roofline fails twice.
We strip the old roofline back, look at the timber, and tell you what is there before we fit anything. If a rafter foot has gone soft it gets cut back and spliced, not wrapped in plastic and forgotten. Guttering comes off and goes back on brackets that are fixed into sound material. Then the new boards go up.
- Fascia replacement: old timber boards removed, rafter ends checked, new full-replacement boards fixed through to solid wood.
- Soffit replacement: vented or solid soffit boards to suit the roof above, with the ventilation path kept open.
- Cladding: wall and gable cladding, shiplap and flat board, on houses and outbuildings.
- Bargeboards and verge trims: the gable end that takes the worst of the weather.
- Fascia capping and overcladding: where, and only where, the timber underneath is dry and sound.
Capping gets asked about a lot. It has a place. It is not a repair for wet timber, and we will say so on site rather than after the invoice.

uPVC and Aluminium Materials in Ash & Ash Vale
Most of the roofline we replace across Ash and Ash Vale is uPVC over the top of tired 1930s to 1980s timber, and the two systems behave differently. UPVC is the everyday choice: it holds colour, it does not need painting, and it copes with the long wet spells this part of Surrey gets. It also expands and contracts, which is why fixing centres and expansion gaps matter more than the brochure suggests.
Aluminium is the other route. Powder-coated aluminium fascia and coping is stiffer, spans further without sagging, and suits long unbroken runs on newer estate houses and on wide bungalow frontages. It costs more. It also stops looking after itself far less often.
- uPVC: white, black, anthracite, woodgrain foils, matching trims and joints.
- Aluminium: powder-coated fascia, coping and seamless rainwater sections.
- Cladding board: shiplap and open-V profiles for gables, porches and dormer cheeks.
Profiled sheet cladding on garages and outbuildings is a separate discipline, and BS 5427 sets out the code of practice we work to on that kind of wall and roof sheeting. Ash Vale has a good number of them behind the houses.
Whether you need fascias, soffits & cladding in Ash & Ash Vale or a new roof replacement in Ash & Ash Vale, we cover the whole area, and if the roofline is coming off anyway it often makes sense to look at the two together.

Guttering, Bargeboards and Downpipes for Ash & Ash Vale Homes
Roofline jobs go wrong at the gutter. New fascia, old gutter, same overflow every autumn. The usual causes are sagging brackets, undersized runs on a long roof slope, and downpipes that were never big enough for the area of roof draining into them. Water then tracks back behind the fascia and the new board rots from behind.
We size rainwater goods to BS EN 12056 rather than fitting whatever was there before. That means measuring the roof area, counting the outlets, and setting the fall properly instead of guessing it by eye.
- Half-round, deep-flow and square uPVC systems, plus seamless aluminium gutter formed on site.
- Bargeboards and verge repairs where wind-driven rain has got in at the gable.
- Downpipes rerouted or upsized where they were undersized from new.
- Gully connections checked so the water actually leaves the building.
A gutter fixed to a rotten board is a temporary gutter. We do not fit those.

Ventilation and Rot Prevention
Here is the failure we see most: a sealed soffit fitted over an older roof with no other ventilation, and eighteen months later there is black mould on the loft sarking and damp at the wall plate. Blocking the eaves is one of the quickest ways to make a dry roof wet. It is also one of the easiest things to get right.
We work to BS 5250 on ventilation and condensation. In practice that means continuous vented soffit, over-fascia vents where the insulation is pushed tight to the eaves, and keeping the airflow path clear rather than stuffing it with offcuts. On older properties around Ash and Ash Vale we also check that loft insulation has not been laid across the eaves gap by a previous installer.
- Vented soffit strip or circular vents to suit the roof build-up.
- Over-fascia vents where the eaves gap is tight.
- Insulation pulled back and eaves trays fitted where needed.
- Timber treated or replaced, not painted over.
Whether you need fascias, soffits & cladding in Ash & Ash Vale or fascias, soffits & cladding in Knaphill, the ventilation detail is the part that decides how the job ages.

Installation Process and Site Survey
Nobody enjoys a quote that arrives as a single number with no explanation. So the survey comes first, and it is free and carries no obligation. We measure the runs, look at the rafter feet where we can, check the gutter falls, and use a drone view where the roof is steep or the access is poor. Ash Vale has a fair few tight side accesses and shared driveways, and it is better to know that before the scaffold is booked.
Then you get a fixed price in writing. If a smaller repair will do the job we will tell you that instead of quoting a full roofline. That happens more often than people expect.
- Call any time. A real person answers, including evenings and weekends.
- Free survey, measured properly, drone view where it helps.
- Honest fixed price in writing, no charge and no obligation.
- Work completed by our own roofers, site cleared, old boards and gutter taken away.
- Twenty-five year written workmanship guarantee handed over before we leave.

Replacement for Damaged Roofline Boards
Some signs are obvious. Paint flaking off in sheets. A soffit you can push a thumb through. Gutter pulling away from the wall at one end. Birds getting in at the eaves. Staining down the render under a gable. Any of those means the board behind has been wet for a while.
Full replacement is the honest answer in most of those cases. The old timber comes off, the rafter ends are cut back to sound wood where they need it, new boards are fixed at proper centres, and the roofline goes back as one system rather than a patch. Fixings are set out with wind uplift in mind, the same principle we apply under BS 5534 on the roof itself, because a fascia on a gable in an open spot takes real load.
Work is done by our own experienced local roofers, never subcontracted out to strangers. We are fully insured with Public Liability cover, the guarantee is written and handed to you, and if something is not right inside those 25 years we come back and put it right. That is the whole arrangement, in plain terms.
