There is no single average price for a roofline replacement, and anyone quoting one before measuring is guessing.
What You Need To Know
- Linear metres, storey height and access set the bulk of the cost.
- Rotten rafter feet behind the old boards change the job completely.
- Bargeboards, box ends and bay returns are detail work, not straight run.
- Capping over rotten timber looks cheap and fails quietly.
- Gutters are sized to the roof area draining into them, not to habit.
- Sometimes one joint, one bracket or one box end is the whole problem.

What is the average price for replacing fascias, soffits, and guttering?
Most average price figures for replacing fascias, soffits and guttering sit in a wide band, because the price is set by the run length, the number of storeys, access, the state of the timber behind the boards and the material chosen. Until someone has measured the roofline and looked behind it, any average is guesswork.
Call 07428 300474 and we will measure the roofline, check the timber behind it and give you a fixed price for the fascias, soffits and guttering in writing.

The measurements that set the price on a roofline job
The first number that matters is linear metres. A short bungalow roofline and a three storey semi with a long rear elevation are different jobs even when the shopping list looks the same. Then comes access. Scaffold or a tower adds cost, and on anything above single storey it is not optional, because the work needs both hands and a safe platform.
After that, the questions get specific. Are the rafter feet sound, or has water been running down the back of the old boards for years? Is there a bargeboard, a box end, a bay window return, a dormer cheek? Each of those is fiddly detail work rather than straight run, and detail is where the hours go. Guttering adds its own variables: outlets, stop ends, corners, downpipe drops and where the water actually needs to go.
Material choice changes the figure too. UPVC boards over a repaired timber sub-fascia is the common route. Seamless aluminium gutter, formed on site in one continuous length, costs more up front and removes the joints that leak later. Whether you need fascias, soffits & cladding or fascias, soffits & cladding services Guildford, we cover the whole area, and the survey works the same way either way: measured, inspected, priced in writing.
Why two quotes for the same roofline can differ so much
Cheap roofline work usually means capping. New UPVC is screwed straight over the old rotten timber, the gutter is clipped back on, and from the ground it looks new. The rot carries on underneath, unseen, and the fixings have nothing solid to bite into. That is a lower price for a shorter-lived job.
A proper replacement strips the old boards off, exposes the rafter feet, cuts out and replaces anything soft, checks the felt or eaves protection is doing its job and only then fits new. It also keeps the ventilation path open at the eaves, which matters more than most people expect, because a sealed-up eaves is how a cold loft starts sweating. That is BS 5250 territory, ventilation and condensation, and it is part of the price rather than an extra.
Gutter sizing is the other quiet difference. Rainwater goods are sized to the roof area draining into them under BS EN 12056, so a big pitched roof feeding an undersized gutter will overflow no matter how new the plastic looks. If you are searching for roofline work near you across Surrey and the Wey Valley, Whether you need fascias, soffits & cladding or fascias, soffits & cladding in Woking, we cover the whole area.
Repairs that cost less than a full replacement
Not every tired roofline needs stripping. Sometimes the fascia is sound and the problem is one sagging gutter bracket, a failed joint seal, or a downpipe blocked at the shoe. Sometimes a single rotten box end is doing all the damage and the rest of the run has years left in it. Where a smaller repair will do the job, saying so is cheaper for the customer and honest work for us.
- A single leaking gutter joint or displaced bracket, refixed rather than replaced.
- Localised timber repair where one section has taken the water.
- Clearing and refalling a gutter run that has settled the wrong way.
- Replacing guttering only, where the boards behind are still solid.
The reason a survey is free and carries no obligation is that this is exactly what the survey is for. A drone view helps where the roofline is high or awkward, and it shows the customer what we are looking at rather than asking them to take it on trust.
What a written fixed price should tell you before work starts
A quote for fascias, soffits and guttering should read as a list of what is being done, not a single lump sum with no detail. Ours sets out the metres, the access arrangement, the material and colour, the gutter and downpipe sizes and what happens if timber comes out worse than it looked from the ground. Fixed price means fixed, in writing, before anyone starts.
Every job carries the 25 year written workmanship guarantee, handed over before the team leaves, and that applies to roofline and gutter work the same as it does to a new roof. Scott has spent more than 36 years on Surrey roofs and still answers the phone himself, day, night or weekend. The work is done by our own roofers, the site is left tidy, and the old boards and gutter go with us.
