Don't Just Take Our Word For It

The advice on this page comes from the same team Surrey homeowners rate five stars on Google, in Godalming, Guildford and Dorking. After more than 36 years on Surrey roofs, most of our fascias, soffits & cladding work still comes the old-fashioned way: a neighbour pointing over the fence and saying give them a call. You can read all our reviews, word for word.

Right now you have a sagging gutter, a bargeboard shedding paint and a damp stain creeping down the render. Afterwards the eaves are straight, ventilated and closed off, and the wall stays dry through a wet Godalming winter.

At a Glance

  • Fascia, soffit, bargeboard and gutter renewal on Godalming period houses and post-war estate homes.
  • Rafter feet inspected and repaired before any new board goes on, never capped over wet timber.
  • Soffit ventilation and eaves trays fitted in line with BS 5250 to stop condensation rotting the roof edge.
  • 16mm uPVC replacement board, capping grade or extruded aluminium with seamless gutter, chosen to suit the house.
  • Rainwater sizing to BS EN 12056 and fixings to BS 5534, so gutters cope and verges hold in wind.
  • Our own roofers, work sequenced so no eaves run is left open overnight, waste taken away.

Scott has spent more than 36 years on Surrey roofs, still answers the phone himself and hands over a 25-year written workmanship guarantee, on roofline work as much as on metal roofing in Godalming.

Fascias, Soffits & Cladding Services

A fascia board is the length of timber or plastic sitting on the rafter feet, carrying the gutter and closing off the roof edge. On a lot of Godalming houses that board is the original softwood, painted over so many times that the paint is now the only thing holding the shape. Push a screwdriver into the underside near a gutter joint and you find out quickly whether the timber is still sound.

What the roofline actually does

Fascias, soffits and bargeboards are not trim. They hold the gutter line straight, they close the eaves against birds and wasps, and they keep wind-driven rain off the rafter ends. Once one of them fails, the rest follow in order: gutter sags, water tracks back, rafter feet soften, then the wall below stains.

What we replace and what we keep

Some jobs are a full strip: fascia, soffit, bargeboard, gutter and downpipes off, rafter ends inspected, new boards fixed back. Others are narrower, a single run at the back of a semi where a leaking joint has done local damage. Scott looks at the whole perimeter before quoting so the price covers what is there, not what was guessed from the pavement.

  • Fascia and soffit replacement on eaves and verges
  • Bargeboards on gable ends and dormers
  • Wall cladding and shiplap boarding to elevations and porches
  • Ventilated soffit runs and eaves trays
  • Gutter, downpipe and hopper renewal in the same visit

Fascias, Soffits & Cladding

Ventilation and Rot Prevention

Lift an old soffit on a 1960s Binscombe semi and you often find no ventilation path at all: solid boards, insulation shoved hard into the eaves, and the underside of the felt damp to the touch. That is condensation, not a leak, and it rots rafter feet quietly for years before anyone sees a mark inside.

Getting air into the roof void

BS 5250 covers ventilation and condensation control, and it is the reason we fit continuous vent strip or vented soffit board rather than sealing the eaves up tight. Where insulation has been laid over the wall plate, eaves trays go in to hold the airway open. It costs very little at the time of the work and it is close to impossible to add later without lifting everything again.

Dealing with timber that has already gone

Rot found behind an old board is cut back to sound wood and the rafter feet are spliced or scarfed before anything new is fixed. Nothing gets capped over wet timber. Our fascias, soffits & cladding work sits alongside the general repair side of the business, so if the felt has perished at the eaves or a tile batten has gone soft, it gets sorted while the scaffold or tower is up rather than becoming a second job.

Why sealed eaves cause damp

A cold roof needs moving air. Block it and moisture from the house condenses on the cold underside of the covering, drips onto insulation and soaks the ceiling. Vent it properly and the problem stops. Dry timber lasts decades.

Replacement for Damaged Roofline Boards for Godalming Homes

The Victorian and Edwardian detached and semi-detached houses on the south side, between the bypass and Holloway Hill, tend to have deep overhangs, moulded fascias and long gable bargeboards. Those profiles matter. A flat plastic board pinned across a decorative gable end looks wrong from the street and always will, so on those houses we either match the profile or keep the timber and repair it.

Period detail and heritage surroundings

Near the centre, around the parkland by the River Wey and the Grade I listed church, roofline work is visible from public ground. Ogee gutters, moulded fascia profiles and painted timber sit better on those streets than a plain square-edge system. We will say so at survey rather than fitting whatever is on the van.

Post-war estates and later detailing

Godalming grew hard between 1950 and 1980, with estates at Binscombe, South Hill, Farncombe Hill, Bargate Wood and Aarons Hill. Those houses usually have shallow eaves, asbestos-cement or hardboard soffits and short bargeboards. Where a soffit is suspected asbestos cement we assess it and advise the compliant route under the Control of Asbestos Regulations 2012 rather than ripping it down.

Access at the back and the sides

Terraces and riverside properties often have no side access, sloping ground or a neighbour's fence within a metre of the wall. Access gets worked out at survey, not on the first morning. Fewer surprises that way.

Guttering, Bargeboards and Downpipes

Most roofline calls start with a gutter. Water running down a wall in heavy rain, a green stain under a joint, or a length of half-round that has dropped out of level because the fascia behind it has softened. Fixing the gutter alone on a rotten board is a wasted morning.

Sizing and falls

Rainwater goods are sized against roof area and rainfall intensity under BS EN 12056. On a long roof plane with one outlet, 112mm half-round will overflow at the middle in a downpour no matter how well it is clipped. That is when we move to a deeper profile, or add an outlet and a second downpipe.

Bargeboards and verge detail

Gable bargeboards take the worst weather on a house because nothing shelters them. New boards go on with the verge undercloak and mortar or a dry verge system checked at the same time, so wind does not get under the tiles at the edge. Fixings follow BS 5534 for wind uplift.

uPVC and Aluminium Materials

uPVC fascia board comes in 9mm and 16mm thicknesses, and the difference matters. The thin capping grade is meant to be fixed over sound timber. The 16mm full replacement board is structural enough to carry a gutter on its own once the old fascia is off. Fitting the wrong one is a common cause of sagging gutter lines a few years on.

Where uPVC works well

On post-war estate housing with square eaves, a 16mm foam-free board in white, black ash or rosewood is sensible. It does not need painting, it does not rot, and the joints are trimmed and capped rather than filled. Foil-wrapped colours hold up better than early-generation woodgrains did.

Where aluminium earns its place

Extruded aluminium fascia and seamless aluminium gutter suit long runs, exposed gables and contemporary houses. It does not distort in summer heat the way a long plastic run can, and the gutter is rolled on site to the exact length with no joints to leak. Coated aluminium cladding panels also pair neatly with a standing seam or box profile roof. Whether you want fascias, soffits & cladding in Godalming or fascias, soffits & cladding services Guildford, the same crew covers the whole area.

Cladding boards on walls and porches

Shiplap and open-V cladding go on battens with a drained cavity behind, never flat against damp brick. Profiled sheet cladding is a different animal again and is set out to BS 5427. Ventilate the back or it will fail.

Fascia Capping and Overcladding for Godalming Homes

Capping is a 9mm board pinned and glued over the existing fascia, with the soffit boarded under it. Done on dry, solid timber it is a reasonable job that lasts. Done over a board that is already spongy at the gutter brackets, it hides the rot and gives it a warm, sealed place to keep going.

When we will cap, and when we will not

We probe the existing board along its length before offering capping. If the timber is sound and the fixings bite, capping saves money and time. If there is soft wood, or the gutter has been leaking at a joint for years, we quote full replacement and explain why. Nobody is talked into the bigger job for the sake of it.

How the work is sequenced

One crew, our own roofers, start to finish. Old boards and gutters come off in sections so no run of eaves is left open overnight. Rafter feet get inspected and made good, new boards and gutters go on, then the ground is cleared and old material taken away the same day. Scott answers the phone himself while the job is running, so there is one person accountable and no chasing. If you are looking for roofline work close to home in Godalming, someone local is usually on the road nearby that week.

After the last board goes on

Every job is handed over with a 25-year written workmanship guarantee before the team leaves, covering repairs as well as full replacements. Thirty-six years on Surrey roofs is behind that. If something is not right, we come back.

Common Questions About Fascias, Soffits & Cladding in Godalming

How often should you replace soffits and fascias?

There is no fixed interval. Painted softwood on an older Godalming house usually needs attention every five to eight years and full replacement once the timber will no longer hold a fixing. Good uPVC or aluminium boards often outlast the roof covering, provided the eaves are ventilated and the gutters above them are not leaking.

How do I know if the timber under my fascia is rotten?

Look for a gutter that has dropped out of level, paint blistering from underneath, and dark staining on the soffit near the joints. A screwdriver pushed into the board close to a gutter bracket tells you the rest. We probe the full length at survey before deciding between capping and replacement.

Can you cap over existing fascia boards on the 1960s estates in Binscombe or Aarons Hill?

Yes, where the existing board is dry and the fixings still hold. A 9mm capping board over sound timber is a sensible job. Where a soffit may be asbestos cement, common on housing from that era, we assess it and advise the compliant route under the Control of Asbestos Regulations 2012 rather than disturbing it.

Will plastic roofline look wrong on a Victorian house near the centre of Godalming?

It can, if a flat square board is fitted where a moulded profile was. On the Victorian and Edwardian houses on the south side, and on streets near the parkland by the River Wey, we either match the original profile or repair and repaint the timber. We say which at survey.

Do soffits need ventilation, and what happens if they do not have it?

They do on a cold roof. Without an airway at the eaves, moisture from the house condenses under the covering, soaks the insulation and rots the rafter feet. We fit continuous vent strip or vented soffit and use eaves trays where insulation blocks the path, following BS 5250.
