Chimney repair prices swing from a couple of hundred pounds to a few thousand, and the number on your quote depends almost entirely on which part of the stack has failed.
In Short
- Repointing, flaunching and flashing sit at the cheaper end; partial and full rebuilds sit at the top.
- Scaffold and access are often the single largest cost on a chimney quote.
- A cracked flaunching left alone turns a cheap job into a rebuild within a few winters.
- Cement fillets over lead flashing are the classic false economy and always come back.
- The survey is free, the price is fixed and in writing, and there is no obligation.

What is the average cost to repair a chimney in the UK?
Most chimney repairs in the UK sit somewhere between a few hundred pounds and a few thousand. Repointing or a new flaunching and flashing is the cheaper end. A partial rebuild costs more, and a full rebuild from the roofline up, with scaffold, is the top of that range.
That spread is wide because a chimney is not one job. It is brickwork, mortar, a concrete flaunching, a pot, and a lead flashing where it meets the roof, and any one of those can fail on its own while the rest is sound. The price follows what has actually gone wrong, how high the stack is, and how the access is arranged.

The parts of a chimney that fail, and what each one costs to put right
Work through it from the top down and the pricing starts to make sense.
- Pot and cowl. A cracked or slipped pot, or a missing cowl letting rain and birds in. The cheapest item on the list, and often done at the same time as the flaunching because the pot sits in it.
- Flaunching. The sloped mortar bed that holds the pot and throws water off the top of the stack. It cracks, water gets in, the brickwork below starts to spall. Recasting it is a modest job on its own and prevents an expensive one later.
- Repointing. Raking out perished mortar joints and repointing the stack. Priced by the size of the stack and by how much scaffold it takes to reach it safely. This is the most common chimney repair we are called out for.
- Flashing. Where the stack passes through the roof. Failed cement fillets, split lead or lead that was never dressed properly is the usual cause of a damp patch on a bedroom ceiling. Replacing it in lead to Lead Sheet Association guidance costs more than smearing mortar over it, and it lasts.
- Partial rebuild. Taking the stack down to a sound course and rebuilding above it, reusing sound bricks where they are worth reusing.
- Full rebuild. From the roofline up, new brick, new flaunching, new flashing, new pot. The dearest option, and sometimes the only honest one.

Why two chimneys on the same street are quoted differently
Two houses built the same year, same stack, and two different prices. The reasons are usually mundane.
Access is the big one. A stack you can reach from a roof ladder is not the same job as a stack sitting mid-slope on a three storey house that needs a scaffold tower and a crash deck. Scaffold is a real cost and it is often the largest single line on a chimney quote. Anyone leaving it off the price is either planning to work unsafely or planning to add it later.
Height and exposure matter too. A tall, slender stack takes more wind than a squat one, and stacks on exposed Surrey ridges weather faster on the prevailing side. Then there is the state of what is behind the surface. Once the pointing is raked out you can see whether the bricks themselves have blown, and a stack that looked like a repointing job can turn out to need rebuilding. A proper survey, including a drone view where it helps, finds that before the price is agreed rather than halfway through the week.

What separates a cheap chimney repair from one that lasts
The cheapest chimney repair is nearly always the one done twice. Cement fillets instead of lead flashing. A skim of hard sand and cement over soft Victorian brick, which traps water and blows the brick face off within a few winters. A pot bedded on a thin flaunching that cracks the first cold snap. None of it is expensive on the day and all of it comes back.
Doing it properly means the right mortar mix for the brick, lead of the right code dressed and fixed as it should be, and a flaunching cast thick enough with a proper fall. Where a rebuild is involved, the stack has to go back up structurally sound, and structural work of that sort falls under Approved Document A. Where a chimney is being rebuilt or altered rather than simply patched, building control approval can come into it, and it is worth knowing that up front.
Our chimney work covers repointing, flaunching, flashing, partial and full rebuilds, and pots and cowls, and every one of those jobs carries the same 25 year written workmanship guarantee. It is handed over in writing before the team leaves.

Repair or rebuild, and how to tell which you are paying for
The honest answer is that you cannot always tell from the ground, which is why the free survey exists. But there are signs.
- Mortar you can rake out with a screwdriver, across most of the stack rather than in one patch, points towards full repointing at least.
- Brick faces that have crumbled or flaked away, leaving the stack visibly thinner, points towards a rebuild of the affected courses.
- A stack that is leaning, or where the joints have opened on one side, is structural and needs looking at properly.
- A damp patch on the ceiling directly beside the stack, with sound brickwork above, is usually flashing and usually the cheaper fix.
- Staining and vegetation growing out of the joints means water has been sitting in there for years.
If you are searching for a roofer close to home somewhere in Surrey or the Wey Valley, our own roofers cover the area and can get up and look properly rather than guessing from the pavement. Scott has spent more than 36 years on Surrey roofs and answers the phone himself, day, night or weekend.
And if a smaller repair will do the job, we say so. We would rather repoint a stack that has ten good years left in it than sell a rebuild that is not needed. That is also why we do not pressure wash roofs and do not push coatings: neither of them fixes a chimney.
