Don't Just Take Our Word For It

The advice on this page comes from the same team Surrey homeowners rate five stars on Google, in Guildford, Godalming and across the wider county. After more than 36 years on Surrey roofs, most of our flat roofing work still comes the old-fashioned way: a neighbour pointing over the fence and saying give them a call. You can read all our reviews, word for word.

Flat against pitched is the question most people ask before they ask for a price, and the short answer is not the whole answer.

At a Glance

  • Like for like, a flat roof replacement is normally the cheaper of the two.
  • A pitched roof covers more area and uses far more components, so material and labour rise with it.
  • Rotten decks, new insulation and warm roof build-ups close the gap fast.
  • A pitched roof laid properly runs for far longer, so whole-life cost tells a different story.
  • Neither roof can be priced honestly without somebody getting up there and looking.

Family-run, working across Surrey and the Wey Valley with our own local roofers, over 36 years on Surrey roofs behind the advice and a 25-year written workmanship guarantee on every job. Whether you need pitched roofing or pitched roofing in Godalming, we cover the whole area.

Flat Roofing

Is a flat roof cheaper to replace than a pitched roof?

Usually yes. Replacing a flat roof of the same footprint normally costs less than replacing a pitched roof, because there is less covering, less structure and less labour involved. The gap narrows once insulation upgrades, structural repair or a shorter service life are counted in.

Flat Roofing

Why the flat roof usually comes out lower on the day

Three things drive the difference. The first is surface area. A pitched roof of the same building footprint has a bigger covering area than a flat one, because the slopes stretch out over the plan. On a moderate pitch you can be looking at a fifth to a third more material and more time laying it.

The second is the number of components. A tiled or slated roof replacement is battens, membrane, fixings, ridge, hips, verges, valleys, flashings and the tiles themselves, all of which have to be set out and fixed to BS 5534 so the wind cannot lift them. A flat roof, whether it is EPDM rubber, GRP fibreglass or torch-on felt, is a smaller list of parts over a deck.

The third is access and handling. Tiles are heavy and get carried up. Scaffolding on a two-storey pitched roof is a bigger job than edge protection on a garage or an extension. Whether you need pitched roofing or pitched roofing services Guildford, we cover the whole area, and the survey is where those cost drivers get pinned down rather than guessed at.

Where the price gap closes or reverses

A flat roof replacement is only cheap while the deck below is sound. Lift an old felt roof and you often find damp chipboard, rotted joists or firrings that never gave enough fall. That is structural work, and it turns a straightforward recover into a rebuild.

Insulation is the other one. Modern flat roof work usually means building a warm roof, with the insulation above the deck and the falls set properly, which is what BS 6229 and the ventilation thinking in BS 5250 are driving at. Add insulation, new firrings, upstands at the abutments and fresh leadwork, and the difference against a like for like pitched replacement gets a lot smaller.

Then there is the awkward geometry. Complex flat roofs with several outlets, rooflights, parapets and abutments cost more per square metre than a plain rectangle. Whether you need pitched roofing or pitched roofing in Woking, we cover the whole area, and we will say plainly which of the two jobs in front of you is the smaller one.

Lifespan changes the arithmetic more than the invoice does

The honest comparison is not one bill against another, it is cost against years of service. A properly laid tiled or slated pitched roof, fixed and ventilated as it should be, is a long-life roof. A good flat roof system is a shorter cycle, which means the cheaper option can come round again before the dearer one does.

That is why we would rather talk about what the roof has to do. Our pitched roofing services cover full reroofs, and on flat areas we work in EPDM, GRP and felt or torch-on, including warm roof upgrades. If a repair will see you right for now, we say so. Points worth holding onto:

  • Compare whole-life cost, not just the quote for this week.
  • A flat roof over a habitable room is doing a harder job than one over a garage.
  • Rainwater outlets and gutters have to be sized for the area they drain, which is what BS EN 12056 sets out.
  • Any lead flashing should follow Lead Sheet Association guidance, on either roof type.

What actually decides the figure on your house

Nobody can price either roof from the pavement, and anybody who does is guessing. On a survey we are looking at the deck or the rafters, the state of the battens, whether the existing insulation meets what Approved Document L expects when more than half of the roof is being renewed, the condition of the chimney and abutments, and how the water is getting away.

Scott has been on Surrey roofs for over 36 years and still answers the phone himself. The survey is free, a drone view goes up where it helps, and the price comes back fixed and in writing with no obligation. Every job carries a 25-year written workmanship guarantee, handed over before the team leaves, and that applies to repairs as much as to a full replacement. If the smaller job is the right job, that is the one you will be quoted for.
