Don't Just Take Our Word For It

The advice on this page comes from the same team Surrey homeowners rate five stars on Google, in Milford, Woking and across the wider county. After more than 36 years on Surrey roofs, most of our general roof repairs work still comes the old-fashioned way: a neighbour pointing over the fence and saying give them a call. You can read all our reviews, word for word.

Roof repair prices vary wildly, and the number matters far less than what is actually being fixed and how it is fixed.

Key Points

  • Access, materials, extent and cause set the price, not a rate card.
  • A quote given without an inspection is a guess, however confident it sounds.
  • Sealant and unfixed tiles look cheap now and get paid for twice.
  • There is a point where patching becomes instalments on a reroof.

Family-run, fully insured, with a 25-year written workmanship guarantee handed over before we leave, and work carried out by our own roofers. Whether you need roof repairs or roof repairs in Godalming, we cover the whole area across Surrey and the Wey Valley.

Call 07428 300474 any time and a real person answers, day, night or weekend.

How much should I pay for roof repairs?

You should pay for the work the roof actually needs, priced as a fixed figure in writing after somebody has been up and looked. A slipped tile is a small job. A failed valley, a leaking chimney abutment or a saturated flat roof deck is not, and any price given without an inspection is guesswork.

Roof Repairs

What drives the price of a roof repair

Cost on a roof is driven by four things: access, materials, the extent of the damage once it is opened up, and whether the underlying cause has been dealt with or merely covered over. Access is the one homeowners underestimate. A single tile on a two storey rear elevation with a conservatory below can cost more to reach safely than a dozen tiles on an accessible front slope, because the scaffold or tower is the same either way.

Materials matter more than people expect. Handmade clay plain tiles, natural slate and older concrete interlocking profiles are not interchangeable, and matching a discontinued profile sometimes means reclaimed stock. Leadwork is priced by code and girth, and lead laid to Lead Sheet Association guidance on bay lengths and fixings costs more than a strip of flashing tape, because it is still there in twenty years.

Then there is extent. A repair quoted from the ground is a guess at extent. Once battens are exposed you find out whether the underlay has perished, whether nail fatigue has let a whole course go, or whether the timber below is sound. Whether you need roof repairs or roof repairs in Guildford, we cover the whole area, and the survey comes before the number, not after it.

  • Access: ladder, tower or scaffold, and whether the elevation is clear.
  • Materials: tile or slate type, lead code, flat roof system.
  • Extent: what is found when the covering comes off.
  • Cause: fixing the leak, or fixing what caused the leak.

Why a low price often costs more later

The cheapest quote on a roof is usually cheap for a reason, and the reason is normally fixings, ventilation or sealant. BS 5534 sets out how tiles and slates are mechanically fixed against wind uplift, and it is stricter than most older roofs were built to. A repair that beds tiles in mortar alone, or nails a few and leaves the rest sitting, will pass a dry week and fail in the first real gale. Re-doing it means paying twice.

Sealant is the other tell. Mastic smeared across a chimney abutment or into a valley is a two year fix at best. The correct answer is lead, dressed properly and stepped into the joints. Sealant along a slipped verge hides movement rather than stopping it. On flat roofs, a patch over a wet deck traps the water underneath, and BS 6229 exists precisely because trapped moisture rots the structure while the surface looks tidy.

Ventilation is the invisible one. Damp staining on a bedroom ceiling is not always a leak. BS 5250 covers condensation risk, and blocked eaves or a sealed ridge on an insulated loft will produce exactly the same brown mark as a broken tile. Paying for a tile you did not need is money gone, and the ceiling still stains next winter. Whether you need roof repairs or roof repairs in Woking, we cover the whole area, and the diagnosis is part of the job.

What an honest fixed price should include before you agree

A price you can rely on is written down, dated, and describes the work rather than gesturing at it. It should name the materials, say how the covering is fixed, state what access equipment is being used, and make clear what happens if something worse is found underneath. That last point is where disputes start. If the underlay has perished across a whole slope, you want to know that before anybody is standing on your roof with a bar in their hand.

It should also be free to obtain. A survey costs the roofer time, not the homeowner money, and a drone view is often the quickest way to see a ridge or a chimney head without putting a tower up. If a smaller repair will do the job, that is what should be quoted. Selling a full reroof off the back of three cracked tiles is the oldest move in this trade and it should be refused.

Ask what the guarantee covers, and get it in writing. Ours is a 25-year written workmanship guarantee, handed over before the team leaves, and it applies to repairs as well as new roofs. If you are looking for a roofer close to home and want someone on the roof rather than a call centre in between, that is how the work gets booked, day, night or weekend.

When a repair stops being the sensible spend

There is a point where repair money is being poured into a covering that has finished. Widespread nail fatigue, delaminating slates, perished underlay visible from the loft in more than one place, or a fourth leak in three winters on the same slope: those are signs the roof has reached the end rather than had an accident. Continuing to patch is not thrift, it is instalments on a reroof you are going to pay for anyway.

The honest test is proportion. If a repair costs a meaningful share of a reroof and buys a couple of years, the reroof is the better spend. If it costs a fraction and buys fifteen, repair. On flat roofs the same logic applies to the deck: sound deck, repair the membrane, wet deck, strip it and upgrade to a warm roof while it is open.

One thing worth knowing before a reroof is quoted: where a large enough area of a pitched roof is being renewed, insulation upgrades come into play under Approved Document L, and that should be priced into the job from the start rather than raised halfway through. Asbestos-cement garage sheeting is another one to flag early. It is assessed and the safe, compliant route advised under the Control of Asbestos Regulations 2012, and it is never something to break up and bin.

Scott has spent more than 36 years on Surrey roofs, and the answer to what you should pay is nearly always the same: pay once, for the right work, with the price and the guarantee in writing.
