Don't Just Take Our Word For It

The advice on this page comes from the same team Surrey homeowners rate five stars on Google, in Shere, Cranleigh and across the wider county. After more than 36 years on Surrey roofs, most of our chimney work work still comes the old-fashioned way: a neighbour pointing over the fence and saying give them a call. You can read all our reviews, word for word.

Sweep prices sound simple until the sweep hands you a note about the stack, and suddenly you are being quoted for something else entirely.

In Short

  • A sweep charge covers cleaning the flue and testing the draw, nothing above the roof.
  • Repairs a sweep reports are separate work and need their own written price.
  • Flue type, number of flues, tar build-up and bird nests all move the figure.
  • Access decides the cost of stack work far more than the brickwork does.
  • A fair price is fixed and written; a vague one is spoken and grows on site.
  • Any quote for stack work should say how the roof goes back around it.

Wey Valley Roofing is family-run, fully insured with Public Liability Insurance, and the work is done by our own experienced local roofers. Whether you need chimney work or chimney work in Godalming, we cover the whole area, with a 25-year written workmanship guarantee on every job.

Chimney Work

How much should a chimney sweep charge?

A chimney sweep should charge a single fixed price for the flue, agreed before the work starts, with a sweep certificate at the end. Anything beyond sweeping, a cracked pot, failed flaunching, perished flashing or loose brickwork, is separate work and belongs in a separate written price.

If a sweep has left you a note about the stack, call Wey Valley Roofing on 07428 300474 and we will inspect it free and put a fixed price in writing.

Chimney Work

A sweep price covers the flue, not the structure above it

Sweeping is a cleaning job. Brushes and rods, or a power sweep head, up the flue to clear soot, tar and nesting material, then a smoke draw test to prove the flue pulls. That is what the money buys. It does not buy repairs to the stack, and no honest sweep pretends otherwise.

Where people get caught out is assuming the sweep price includes putting right whatever the sweep finds. It does not. A sweep works from inside the room and, at most, glances at the stack from the ground. The mortar joints, the flaunching around the pots, the lead apron where the stack meets the tiles, none of that is inside the scope of a clean. When a sweep hands back a note saying the stack needs attention, that is a roofing job with its own price.

The sensible order is sweep first, then look at the structure, because a swept flue can be inspected properly and a sooted one cannot. If you need chimney work or chimney work services Guildford, we cover the whole area, and we are happy to look at a stack a sweep has already flagged rather than take it on faith.

Chimney Work

Why quoted figures vary so widely between properties

Two houses on the same road can get different sweep prices for reasons that have nothing to do with anyone being cheap or dear. A straight open fire flue is quick. A lined stove flue with bends, a bird guard to remove and refit, and a register plate to lift is not. Two flues in one stack take longer than one. A flue that has not been swept in years and has hardened tar in it takes longer again, and some of those are refused outright until the tar is dealt with properly.

Access matters too. A sweep who has to work around a sealed hearth, a fitted surround or a stove pushed tight into an opening is spending time before a brush moves. Bird nests are their own category: a jackdaw nest can pack a flue solid for a couple of metres, and clearing it is a job, not an add-on.

The same logic runs through the roofing side. Whether you need chimney work or chimney work in Woking, we cover the whole area, and the price follows the stack: height, scaffold or tower access, how much of the brickwork is sound, whether the pots can be reset or need replacing. A stack you can reach off a tower and a stack in the middle of a valley are not the same job and should never carry the same number.

Chimney Work

What a sweep finds that turns into roofing work

Most of what gets reported after a sweep falls into a short list, and it is worth knowing what each one actually means before you hear a price for it.

  • Cracked or missing flaunching. The mortar fillet that beds the pots. Once it cracks, water runs into the top of the stack and works down through the brickwork.
  • Perished pointing. Open joints on an exposed stack soak up rain. Repointing in a sensible mix, not a hard cement smear, is the fix.
  • Failed flashing. Cement fillets that have dropped out, or lead that has split at a fold. Lead work follows Lead Sheet Association guidance for a reason: get the fold and the fixing right and it lasts decades.
  • Damp patches in the chimney breast. Usually water coming down the stack, not up from the floor.
  • Loose or spalled brickwork. Frost has got into wet brick and blown the faces off. Partial or full rebuild territory.
  • A missing or wrong cowl. Cheap to sort, and it keeps birds and driven rain out of a flue you have just paid to clean.

Any of those should come to you as a written fixed price with the work described, not a rough figure over the phone. Our chimney work services cover repointing, flaunching, flashing, pots and cowls, and partial or full rebuilds, and we will say plainly when a repair will do instead of a rebuild.

How to tell a fair price from a vague one

The number itself tells you less than the way it is presented. A fair price is written down, names the flue or the work, and does not move once the job starts. A vague price is spoken, described as starting from something, and grows once someone is on site.

For structural work above the roof line there is a second test: does the quote say how access will be achieved, and what happens to the surrounding roof covering while the stack is worked on. Tiles come off around a stack rebuild and go back with fixings that meet BS 5534 for wind uplift. If nobody mentions putting the roof back properly, the price is not for the whole job.

Free surveys exist so this can be settled before money is discussed. Scott has spent more than 36 years on Surrey roofs and still answers the phone himself, and a look at the stack, sometimes with a drone view where a ladder would tell you less, costs nothing and carries no obligation. Every job leaves with a 25-year written workmanship guarantee, handed over before the team goes, which is the part of a price that matters twelve winters later.

If a sweep has left you a note about the stack, call Wey Valley Roofing on 07428 300474 and we will inspect it free and put a fixed price in writing.
