What the metal itself does to the rate

• Box profile steel. Rolled to length, laid in long runs, fixed through the crown with sealed fasteners. Fast, cheap per square metre, and honest about what it is. Common on garages, workshops and outbuildings.
• Metal tile sheet. Pressed to look like a tiled roof from the ground. Slightly more expensive than box profile because there are more sheets, more laps and more cutting around edges.

• Zinc standing seam. The top of the range. Long life, weathers to a matt grey, and needs a skilled hand at every abutment, valley and eaves detail. Labour, not the metal, is what you are paying for.

The roof underneath decides half the price

A square metre rate assumes a deck worth fixing to. Very often there isn't one. Strip the old covering off and you find soft boarding, sagging rafters, rotten firrings on a garage, or a roof that was only ever built to carry something lighter.

Pitch matters too. A shallow pitch means longer sheets, tighter laps and more care over water getting under a seam. A steep roof or a high roof means scaffolding, and scaffolding is priced by the job, not by the square metre, so it lands harder on a small roof than a large one.
